Klipfonteyn Overview

Klipfonteyn is located between Franskraal and Kleinbaai, approximately 5 km South- East of Gansbaai. It is a triangular area of ca. 22.5 ha, of which approximately 50 % comprises indigenous fynbos species.

There is one main entrance to a circular crescent, which provides access to 7 cul-de-sac roads and 136 Erven.

Except for a small strip of Municipal ground, the southern boundary of Klipfonteyn lies adjacent to the Atlantic Ocean and stretches for approximately 900m in an E - W. direction.

The residential area was proclaimed in 1994 and the private development has been managed by a Home Owners Association since 2002

Levies are payable, and is used by the Trustees for maintenance of the green belts, gardens, pathways, steps  etc. in accordance with the specifications of the Constitution.

Building guidelines and rules of conduct have been approved by the municipality, and are reviewed from time to time by owners at the Annual General Meeting.

Stands at Klipfonteyn are surrounded by indigenous Fynbos, and present beautiful mountain and sea views. The adjoining Kleinbaai is a shark diving mecca, and boat trips to Dyre Island are undertaken daily.

Klipfonteyn Oorsig

Klipfonteyn is geleë tussen Franskraal en Kleinbaai; ongeveer 5 km Suidoos van Gansbaai. Dit is 'n driehoekige area van 22.5 ha waarvan nagenoeg 50% bestaan uit inheemse fynbosplantsoorte.

Daar is slegs een toegangspad wat by 'n sirkelroete aansluit. Vanuit hierdie singel is daar 7 doodloopstrate wat toegang verleen aan die 136 erwe.

Behalwe vir 'n smal strook munisipale grond langs die kus, grens Klipfonteyn vir nagenoeg 900m aan die Atlantiese Oseaan.

Die woongebied is in 1994 geproklameer en die privaat ontwikkeling word sedert 2002 deur 'n Huiseienaarsvereniging bestuur, waaraan alle eienaars moet behoort.

Jaargelde is betaalbaar en word deur die Trustees gebruik om die groenstroke, tuine, wandelpaaie en trappe te onderhou, ingevolge bepalings van die Grondwet.

Bouriglyne en gedragreëls is goedgekeur deur die Munisipaliteit en word van tyd tot tyd hersien deur eienaars by die Algemene Jaarvergadering.

Erwe in Klipfonteyn word omring deur fynbosstroke en verskaf pragtige berg en see uitsigte. Die naasliggende Kleinbaai is 'n haaiduik mekka en bootritte na Dyer Eiland word daagliks onderneem.
